Buying a home and don't know how anything works

Are you buying with somebody else? I wouldn't say it was a total no go, some lenders will be less strict than others.

A mortgage broker will be able to advise.
 
Sorry to just butt in, just wondering if it’s an absolute no go too change jobs before buying a house even if you have an agreement in principal. I’ve seen a job I really like the sound of and am very very very keen on a different job.
Given how long the buying process is taking in the UK, you probably will have passed your 3 month probation on a new job by the time you have to finalise the mortgage!

Yes, buying with partner who is not not looking to change job and has been in their job longer than me anyway.
Thank you, haven’t looked into mortgage broker yet. Just checked with the bank and I didn’t realise that they would send the agreement in principal straightaway.

The bank said that I would need to apply for another agreement if we don’t find a house within 28 days however it would very likely be agreed again as long as out situation remains the same. But then if I have a new job then that would be different. Although the job I am looking at is the same salary.

Are you out of your two year having no employment rights period in your current job? If you are and moving to a new job that might have an impact.
 
Not many places I can say this so.

I really have to admit that moving seems like the most batshit insane thing I can do right now but I don't see how we can continue to live in a one room rented place any longer without anything to look forward to. Future is fucking terrifying and I am increasingly stressed. The ever rising energy and food bills are just... overwhelming and the future is uncertain. We have already spent nearly 40 years lacking much of what others take for granted, both in housing and family life.
 
First update from solicitors in over a month!

It’s just asking where did I get money in my account from and I’m pissed. It’s there, I didn’t siphon it off like Father Ted.
Mr Shakes had that question when we purchased and he just said savings and sent them reams of statements for them to wade through

i think there's a legal requirement to try and check for possible money laundering.

if a chunk of money has recently appeared in one account, think they do have to ask for an explanation
 
Exactly what we're doing.

Its just so vaguely worded "I see your account had X in it, where did this money come from?"

I sold a lot of Coke and robbed a nun, where do you think?
Revolut ask me every couple of months, I just send them the same docs I’ve sent before. ‘The funds are still coming from the same savings I originally had’
 
The buyers solicitors are idiots. Saying we haven’t provided things that they’ve never asked for. It’s also first buyers have heard of it so it’s clearly their solicitor.

We’ve cut all the middle men out now and just emailing each other.

Hopefully 1 stat dec on the garden to be signed (I’ve drafted it and sent it to our solicitor this morning) and that’s it…

Meanwhile, I now have a crush on a house here - Sale house/villa T3 in Olhão of 147 sq m - 76869 - in my favourite street. Hopefully going to see it next week… so I might be staying on this thread :)
 
How nice of them, nationwide won’t just give me a new mortgage based on the old one and I’ll have to do a full reapplication.

Does mean I might get something cheaper but it means more effort and I’m annoyed I can’t just extend the one from spring because fuck interest rates.
That's a real pisser but defo worth the effort long term if it will be cheaper.

They are free and I used them first time around but also scoured every offer really thoroughly myself, for my particularly complicated set of circumstances*, and they did still come up with the cheapest/most appropriate and were very responsive and quick etc, so I'd feel fairly confident they would find you the best current deal to fit your requirements, albeit that that may end up just being reapplying to Nationwide (and Nationwide did happen to best for me, as it happens). Worth a call, imo.

*If you can be arsed, you can search each potential lender, individually, by Googling the name of the mortgage provider plus 'for intermediaries' and you can then access all the lending criteria and affordability calculators etc that lenders/brokers use themselves.

The process has been dragging on since March, I am as you can imagine tetchy, especially when the solicitor has spent most of that time doing sweet fuck all and remaining incommunicado.

Bit fucking late to be asking standard questions a couple of weeks before the mortgage offer expires.
 
I reckon questions re how you are funding it (which they DO have to ask/have proof of) might be a good sign :hmm: BUT I would defo chase it all up at this point, too and make sure you have all the evidence needed.
Ask for exchange/completion dates to be set NOW, rage at the fact that your current mortgage offer is due to expire and that delays will cost you more longterm - get on the phone to them, daily.
 
Completion date of 23rd September is on the table, yes that is f8ne for us but we want an exchange date - I’ve now asked for this 5 times….
 
Selling our late mums house and went with ‘modern auction’ sale as the house is tired and is in an area where there aren’t so many people ready/ able to buy a do-er upper.
I really wouldn’t recommend this to anyone who is hoping to get a best price for a house or to anyone who is hoping that a lovely young couple or single person looking for a sanctuary will buy it and enjoy living in it while they gradually do it up.
I don’t feel great about selling it this way and pretty much everything about it makes me squinch but we neither if us needed it hanging over us for much longer.
Hoping to exchange week after next and complete within 2 weeks after that.
