Buying a home and don't know how anything works

I need a bit of gentle encouragement to chase up a solicitor. Has anyone got any stories about chasing up solicitors to get me in the right mind frame?
 
Ok, this is the exact opposite of what I'm currently doing which is trying to build up enough adrenaline to phone them 😬

You’ll know this but:
  • It’s lunchtime so they might not be available
  • If yours isn’t available (outside luncheon eg on leave) ask for whoever is dealing with their work
  • Have your questions written down & make notes
  • Have dates etc in mind
I never had a shit convo with the solicitor 👍🏼 Always helpful and knowledgeable etc. I did have shit convos with estate agents though 🤪

Arrrgggghhhhhhhh - buyer, our solicitor told your solicitor stat dec good to sign yesterday so go ahead, No exchange date proposed… our solicitor - no approval on stat dec from buyers solicitor. Mrshakes charged with making notary appointment (as frankly I’ve done everything else) and refusing to even ask about availability until he has stat dec in hand… totally tucking over it at this point..
 
Notary on holiday, I guess saying I fucking told you so isn’t helpful at this stage. Only know this as I called her.. Solicitor saying stat dec original physically has to be with him before he will exchange… looking like I’m getting on a plane tomorrow to fly back and sign if the solicitor can fit me in…. I just burst into tears…
 
The saga continues- his flight was cancelled so now going on Tuesday, our solicitor seems confident that we can complete on Friday but now it appears our buyers buyer still has to supply confirmation of funds ready to transfer document
 
Well blow me down with a feather, we have actually exchanged today. Without the stat dec in place. I had everyone emailing and calling go go go, didn’t raise the stat dec issue. Turns out their solicitor is on holiday this week so his supervisor has taken over, maybe that’s why it’s actually moved forward
 
We had a very odd completion day with ours as we moved about a dozen doors up the same street, so we emptied most of our stuff into a van to be empty for completion, and carried a few fragile objects up the street ourselves and started putting it in there while previous owners cleared up. They finished up around lunchtime but somehow we and agents lost track of the keys and didn't get them until about 5pm, but we just left the front open with one of us in until we got them!
 
Ou completion should be straightforward- well in that it doesn’t impact us now apart from getting cash. We’ve granted the pre completion access to drop off a load furniture.

Such a huge relief and I’m so glad to never be buying or selling in UK again.
 
24 hours away from completion, got statement yesterday, fridge and wash8ng mach8ne money not included. Emailed them, they’ve paid it to their solicitor and it’s shown int their statement. Queried with our solicitor yesterday, no response, their solicitor says he’s told ours and it’s up to him to correct it… ours is OOO. Both of us have repeatedly asked to be copied in on all correspondence which both solicitors are ignoring… FFS

Not for us as we aren’t buying again the UK thankfuckingfuck… it’s so much simpler here in Portugal, offer accepted, off the market for a limited time while paperwork produced (14-30 days) then you sign paperwork pay 10./. And agree final exchange date, can be a few days or longer but it’s set then..

What a stupid system. How can it generate high amounts of stress and profits for the legal profession…
 
Not read a lot of the posts in here for the past several months. What are we seeing as general length of time between agreed sale and completion at the moment?
With this mornings news my OH who is selling, is unwilling to spend any more money on her sale until had confirmation the buyers mortgage is secure and agreed? Actually been trying to get this information for a couple of weeks after the surveryer just turned up outside, didn't go inside (knocked on the door) and then the estate agent claimed they had collected the keys, but had no logs to back this up (still can't get over how estate agents/solicitors etc can be so inept in this process that never fucking changes)
I can't remember as a seller if you actually get this information? I appreciate the sale price can change right upto exchange, but be nice to know their mortgage is approved and safe, as first time buyers.

It has been 7 months as a buyer so far.

I am rapidly running out of patience and it’s annoying there’s been nowhere else on the market that looks decent. I wanted to be in before the cold weather

We bought recently and kept the EA and solicitor up to date with every step, so new mortgage in principle prior to arrangement, then mortgage agreement, surveyors is booked through EA anyway, solicitor got copy of that report to raise any queries. Basically, anyone can come in and gazump you, IMO you need to show you're doing what you need to do in a timely way. And its polite, and keeps the stress down if there's less uncertainty for everyone. We were buying chain free, and the vendors had already bought, it was a bit less than 3 months, the longest thing was arranging the mortgage which seemed to take forever, it was very busy at that time (May, June)

Ours was 4.5 months. Chain was very small. We aren’t buying, the buyers buyers were first time buyers and in rented. My advice would be get the buyers details if you can. Once we were in contact directly things sped up massively.
