We note the cooker was in place when the sellers bought the property (12.5 years ago) is it still in good working order - FFS it’s a 20 year old cooker

No, it slides out from between the cabinets… I reckon they are going to try to get £ off… there are some things we’ve cocked up on like a missed boiler service and we will get an indemnity if needed but they are getting ridiculousI presume the cooker is built in but it’s hard to imagine why they care very much a new cooker is only a few hundred which is pretty trivial against the cost of even the most basic house
Again how much does a cooker cost compared to a house? Tell them to fuck off if they don't want it you will stick out for the scrap man and they can buy themselves a shiny new one.No, it slides out from between the cabinets… I reckon they are going to try to get £ off… there are some things we’ve cocked up on like a missed boiler service and we will get an indemnity if needed but they are getting ridiculous
The cooker thing is probably just part of a tick box exercise. One of the first things we got was a fixtures and fittings list which included things like cooker and a tickbox on condition.
Are you charging them for the cooker? If not I wouldn't worry about it, they won't walk over it. If you are charging them maybe be prepared to write off the cost for simplicity's sake.
As first time buyers we just let our solicitors do their thing which probably included annoying stuff like this but when it came to the crunch a lot of it didn't really matter. It's more the stuff the mortgage company are insisting on that really matters.
Is it definitely them asking and not someone in the middle (eg a solicitor) generating work for themselves?Sounds like this is well over and above a fixtures and fittings query, I asked about the things they left as TBC on that F&F form the solicitors send and that’s fine but these guys are asking about loads of niggly crap and service history for the cooker.
Have they never bought a place before? These sound like the kind of things you'd ask before moving into a rental. If its not the solicitor it could be that no one's thought to flag up with them that it doesn't really apply hereYeah there’s lots of niggling questions, may well be just the lawyer doing it… ultimately it’s up to them whether they buy it… estate agent hasn’t called me back. If she doesn’t by the time in back in Brixton this afternoon I’m going into the office to complain…
The house that my son and his girlfriend bought last year was a fully furnished rental where the tenants were moving out because they were buying their own house and the landlord had decided to get out of the game.Honestly wanting information about the cooker's functionality and service record possibly holding up the sale of a house is f'ing ridiculous and whoever is responsible for even asking about it needs to have a word with themselves.
It's a good reminder to me though that when I put this place on the market I'll be sure to state very clearly that none of my ancient appliances are included in the price (although I'll kindly leave them free of charge should the buyer request it).
No they are selling a 3 bed flat it Camberwell. I’m trying not to get too stressed. They’ll be worse off losing a buyer on a semi basement duplex flat for only circa £50k less than our 3’bed house. My anx has been slightly tempered by a lovely long lunch treat with my boss in Bristol. I’m not going to estate agent today will wait till tomorrow and if they haven’t called I’ll go in and complain (when I haven’t had 3 glasses of wine)Have they never bought a place before? I’m sooooo tempted to tell them to fuck off
I hope the fridge and washing machine workAgent has spoken to buyer, they are well pissed with their lawyer… the sale is not contingent on any of the queries. They are desperate to complete as will be homeless. New date of mid September for completion. They want to buy our washing machine and fridge. Buyer might call me to discuss which I’m happy to do…
I did say that if we sell them these we are not entering into any conversations about condition… as seen! Washing machine is 8 months old and only used lightly. Fridge old but in perfect Nick and v expensiveI hope the fridge and washing machine work
Seriously sounds like a trying time for all and solicitors causing issues as usual
