I thought one thing at a time.
The beams yes, and the flooding .. yes
And the fact that it is always 1-2C colder inside which is fine in summer but cruel in winter!

The best thing about my house is also the worst thing. It's set way back from the nearest road, only accessible up or down a steep footpath. This means it's really quiet and peaceful, despite being surrounded by houses, and I reckon most people round here would have no idea my house or it's neighbours even exists and would be shocked to discover them.
But that also means it's a nightmare to get building work done (and I need things done), can't have things done like cavity wall insulation because it's just too far from a road, delivery people constantly fail to find the house, etc.
But the annoyance is probably worth it. At my last house the endless parking wars and people literally driving into my house drove me insane.
