Buying a home and don't know how anything works

Don't stress it. I had B&C insurance before I exchanged and I reckon its pretty common.

Red Cat you might have minimised your mortgage delay by going via broker but in the scheme of things a week or two isn't much.
 
No, but for the sake of a few pence a day it seemed worth sorting it out now as I don’t know when exchange will be other than soon and I had some time today

looking back this is my tendency to panic and do stuff without thinking it through coming isn’t it :(

I should have waited to speak to the solicitor to get an idea of exchange. Still hopefully get a better idea of matters on Monday - no real harm done

I'm not saying you've done anything wrong! Was just curious about how long you have to wait now.

Our advisor (with the bank we already have a mortgage with) said that it's just how it is at the moment because of the state of the market, he said in 2019 it would've been a couple of days to get an appt. I don't know how true that is. At least we've done all the affordability checks, and all the evidence they've asked for has been submitted, so nothing should come back in that respect to slow things down, and yes, a week or two isn't much at all. Its actually going to take a while to sort out this house, get rid of stuff, work on any repairs, so the timing is fine really....I just have to wait.
 
Aye, I think especially if you are getting a mortgage, (and where it is applicable, ie. depending upon freehold/lease etc., some leasehold flats have a block policy so this wouldn't be relevant) having buildings insurance in place before exchange is a decent approach to prevent any delays in the final rubber stamp on the mortgage from the lender. Just that you cannot make a claim nor be the beneficiary of any claim before exchange has taken place.

Mortgage advisors and surveyors are really busy where I am as well. Lots of people trying to remortgage before rates go up.
 
I’ve said before that I’m very happy with my mortgage rate - but even in the 12 days between offer accepted and mortgage agreed the rate on a 10 year fix went north of 2%

Planning to spend the first part of the long weekend going over the legal stuff, moving money about so can exchange when given the word and sorting out what I need to shred / chuck before moving

Not a bad idea, one less thing to think about later on. NB most mortgage companies will insist upon you having buildings (not contents, they don’t care about your stuff. Or you tbh, but that’s off-topic) insurance as a condition of drawdown (ie paying out for completion). Some will insist from exchange, to save themselves the embarrassment of having to refuse to pay out because the place has now burnt down but you’re still obliged to pay what you’d agreed, resulting in you probably becoming bankrupt. Which they will (refuse to pay out).
 
Having spent hours yesterday shredding about 15 years worth of docs, I was delighted to turn a filing cabinet worth of old papers into a box files worth (most if it was old paperwork in there. It seems the whole paperless office thing did end up happening in the past few years).

Anyway my tip is do it in bits and pieces as consumer shredders overheat often and need time to cool down. Also it made heaps of mess with dust and shit.

(I joined this site for drugs and raves, here I am 20 years later writing paragraphs on shredders and mortgages :facepalm:)

It feels like a lot of docs to sign and return. We are selling a share of freehold flat and needed to get all the freeholders to sign the transfer form plus signing a separate form to transfer the leasehold. The UK system is so stuck in the past it's unbelievable. Digital house sales when...

There's been attempts to bring this in for at least 15 years. As registration at the Land Registry is determinative of who owns a property, making the process secure is essential.

Still can’t see my insurance documents for the new house (and the policy starts today). Will give Aviva the day to sort it out as I’m off to London today as they said they needed to merge the account. They’re usually quite responsive and to be fair were in touch about it on Saturday.

Hoping to find out today what’s going on with the other side and their schedule. Need to stick my signed and witnessed documents in the post.
 
Anyone had a macerator bog?
We put one in downstairs for my mum and it worked ok , if used ok. It was best treated like a loo you'd use in Greece. Zero tolerance to ANY paper. Invariably visitors (who didn't listen ) would eventually block it.
Had to call out plumbers a couple of times at least. Horrible job and plumbers hate them understandably.
It could have been that the pipe leaving the house was narrow, it looked SO narrow, don't know if they come in different widths. Also we were unable, due to a step etc, to get a real good slant on the pipe, it did slant downwards on leaving the house, but not at a break neck speed.
They're probably fine in a better situation.

I got a removals quote for £895, which seemed a bit steep. We don’t have any wardrobes, for example. Partner got onto someone else who assured him he and his lads will ‘get it all in, don’t worry’ plus sent a video on WhatsApp of the house they were in that morning. They’re only £375 🥹

We had a removals company (no packing) quote us £1200 :eek:
The new house is literally a 5-10 minute walk from the current house so we're just slowly moving the smaller stuff ourselves and have booked a man and van to do the sofas, a double bed and white goods - he wants £80 for 2 men and the van :hmm:

I’ve had an quote of £1350, that seems a little high to pack and move a 2 bed 10 miles or so but it was an online indicator not an actual inspection of the house so hopefully the real quote will be less as I’ve got no wardrobes etc to move

I’ve requested a call back from them and someone else so hopefully I get them today or tomorrow and the person comes to quote this week. One benefit of wfh is that it’s easy to coordinate this sort of thing :)

I don’t have a choice as it’s just me and I have a bad back. I need someone else to help put my bed back together anyway so may as well pay people to do it all for me and every other time I’ve moved with a mate / my Dad and hired a van. The access is a bit tricky (probably 40 metres
walk from the nearest parking place to the front door) so very happy to watch others work :thumbs:

If I had a driveway and could get a van up to the front door I would probably hire a Luton with a tail lift, borrow my mates sack trolley and bribe a mate

Paper shouldn't be a problem.

The outlet on mine is a 32mm pipe that goes vertically to the soil pipe for the en-suite above it.

32mm sounds right, but it was definitely not vertical 😞. We were told the slant to join the soil pipe wouldn't be an issue, but it didn't help.

It can go out horizontal with a downhill slope. If needed it has to go vertical first then horizontal not the other way round.
