Buying a home and don't know how anything works

Was just going to say the same. You could move over a couple of days that way.
Right, sorry. Yes, we are renting so we don’t need to panic. I had an idea that we could hang about with this place and a fresh new empty house and just procrastinate a bit. But if I say to solicitor “Yes, please ASAP is fine” I can do that and move literally whenever I feel like it? Could negotiate with landlord to go on Jubilee weekend or 17/06/2022, whatever I want? Sorry I am genuinely stumped.

We need to give a calendar month notice on our rented so are going to complete on the 25th May and give notice on 1st June. It means we're going to have to pay mortgage and rent for one month, but also means we can decorate the new place, declutter, move and clean/repair the rental without too much stress.

Thanks both! We have to give a month's notice on current place, so we were figuring that if we did give a month from exchange then anything got delayed with completion we could speak to our very dad-ish landlord and he'd be fine about giving us another week or two, or whatever. But things either go fine or go very very wrong between exchange and completion, don't they? So no extra week would be needed... But if we exchange then complete a 5 days later, as long as we have paid rent we of course have another X amount of time in the rented house. It's complicated slightly by having the end of the month so near, as that gives a sense of urgency. But, that was our thinking anyway. That's sane, right?

Whichever! Have replied to our solicitor saying that we'd like to know what the sellers think :D

Once you set a completion date at exchange you have to complete on that day or else there's financial penalties I think, so you should be safe.

Just because have keys doesn’t mean I’m moving in same day (tempting as it is) I’ll still need to get phone and bills sorted all that stuff, take some measurements and pick the furniture I want

Yes, exactly what we though too. The sellers can do all the mad running about and dropping off keys and stuff. The one advantage we have is not being under pressure from that chain 👍

I just dug out our offer. The document was produced on the 10th of the month and runs out on the 11th in six months time. Might extrapolate that might be the date?
 
Being able to have a bit of an overlap is extremely useful if you are able and can afford the extra rent, you can deep clean (or have it done professionally) your new place and move over bit by bit rather than sitting on the kerb with the moving van in a state of panic because the estate agent is a few minutes late with the keys to your new place - bit of overlap is absolutely ideal if you can do so :)

Best way to go. When I bought this place I was still living with parents. Gave me time to replace the knackered living room ceiling before moving in.
 
Any idea what'll happen with the keys if there's no physical estate agent office? It's an online one. I suppose the sellers could drop the key at our solicitor (around the corner) or at ours (around another corner) :hmm:
 
No, but the new house is less than 5 minutes away and we're not moving in a day so will probably just hire a van or man with van for the big things and move everything else ourselves.
Best with that. I packed most of our stuff for a previous move. We had over 30 packing crates, full of books, CDs etc. And ended up totally knackered (we had people to move them).
 
5t3IIa re mortgage payments you will pay your deposit for the house & the bank will pay the rest then on the same day you complete such as May 20th will become your mortgage payment date. You might want to exchange say June 2nd (I’m aware it’s a bank hol it’s just an example) if you wanted mortgage payment to be near payday assuming payday is end of month etc

But essentially as soon as you complete you are paying for the house so you might want to split the difference of exchange on Monday, give notice on house, complete in 2 weeks then approx 2 weeks later hand back keys to rental. Depends how much time you need & if you can afford both at same time. Think it would be council tax to pay too in both properties. Having a crossover is good though.

But yay how exciting.
 
You can change a mortgage payment date easy enough once it is started mind you, have had to do that a few times for ours due to OH changing jobs and different paydays - but just check what they are going to charge you for, changing it from the 28th to 29th often means they will charge you a full month on the 28th then a full month on the 29th for the first month of the new date. So check it is worth changing if your payment date ends up on a less convenient date wrt payday.
 
We own stuff that two (weedy office workers) can’t carry! Plus we have no experience finagling sofas around corners etc. I can’t wait for the four figure quote to move us .9 of a mile 😎

I wouldn’t do it again mind it nearly killed me last time :D We also had to dismantle a sofa bed halfway down the stairs as my mate reckoned it would get down without needing to be dismantled - he was wrong:D:mad:
