Buying a home and don't know how anything works

Why do you think you need a broker? If you have an AIP, in theory, subject to references, valuation etc. You have your mortgage.

I wasn't clear. I don't think we do need a broker, because we already have an aip, I was just wondering if it might be worth trying to get a slightly better deal rather than limiting ourselves to our existing provider.

With everything in flux right now most likely not,your existing agreement is likely to have better rates

At the moment any differences in cost between the mortgages available is likely to be trivial, and not worth the effort of involving a broker and possibly slowing up any process. In my opinion only of course.
 
Anyway, more advice please. We currently have an aip from Nat West as we already have a mortgage with them. Are there any brokers anyone recommends?
Try Habito. They can show you online what the best rate is out of the major lenders. Sort of like a price comparison site.

You may be able to get a significantly cheaper deal. AIP doesn't lock in the rate and rates are currently on the rise, so it's well worth shopping around in my opinion.
 
The house is back on the market this morning after being on as Sold STC.

This happened with us Red Cat - it was something along the lines of them just needing to do that to make the changes to it being a live listing (it can be sold but still live, iyswim) - but I would honestly just email or call and put your mind at rest.


We are at 7 months into it (or 2 years 8 months, depending on how you look at it) and still no clue when it will be over - or indeed when any conveyancing will even be started. Complicated and draining.

Oh, how come lovely? Why's it taking so long?

It does seem to have been some kind of error. I have been reassured. Now just feel anxious about everything else. Its a bit stressy eh?
 
Still need responses to queries from 07/04/2022!!!! 😤 Had one line from seller’s solicitor, via estate agent, saying ‘these have been received and responded to’ 🤷🏽‍♀️ I have replied, copying in my solicitor, her junior and the SELLER, saying ‘poss helpful to send again, do you think???!!!’ 🤦🏽‍♀️ Muppets.

I now realise I that I do have the seller solicitor email but didn’t copy them in! Shall I? 😤🥹
 
Received an email from the estate agent, because the other party's solicitors sent the enquiries to the agent by mistake instead of my solicitors.
Now my own solicitors replied on top apologising for this even though it's nothing to do with them. The account managers are pretty clueless.
