Buying a home and don't know how anything works

We had our offer accepted. I made a strong offer without going high and they came back to us asking for more as they were persuaded by my email which emphasised we are in a strong position but they had higher offers. We agreed to upping it a bit. We are moving 'sideways' with money from my dad so we could offer chain free. We'll sort out what we do with our own house after we've moved as we'll have to disclose that we've had police involvement due to violent neighbours, so might be a problem selling. We can't cope with that kind of uncertainty with two ND children, so lucky my dad could help out, and that we've been able to find a good enough house without going to top of budget too and might be able to afford side return extension at some point. Fingers crossed we can be out of here soon.
 
What kind of survey would you go for? I think it's Edwardian, well, pre-30s terrace. It looks in very good condition, well maintained.

How long is it that you have to declare a dispute for? Could you rent it out for that long then sell it?

Check the place and check it carefully. Check all windows, doors and taps. Look for cracks, especially under roof and windows and if all work and look ok, a homebuyers is probably ok.

I'm sure that's the case, yes. It would be an easy to let house to a family, it's a late 60s terrace, spacious, and in a good location. Needs a bit of work but nothing complicated.
 
We are supposed to be hearing from our solicitors this week after they have ‘reviewed the file’.

I had a very strange dream last night about wondering whether to buy an enormous flat with a restaurant in the middle of it…! But I was being told it was fine because the restaurant was hardly used. Woke up sweating 😂🥴
 
If I read it correctly there’s no time limit for the question about any issues with neighbours on the TR6 form (property information form)
 
How bad are the problems with neighbours? Is it a personal dispute or is it antisocial behaviour that impacts the whole street?
 
Pretty bad, mainly personal. Why?
I was putting myself in the shoes of a buyer. Difficult to say obviously but if it was a criminal matter then that would be a red flag, a civil matter is more of a yellow flag. Either way in this market I'm sure you can find a buyer sooner or later.

It is still an investment for a landlord who will probably sell the place on in future. Also, many landlords have mortgages, they are not all cash buyers, so normal mortgage restrictions apply.

There's no reason why anyone wouldn't get a mortgage, it's not a problem house in that sense.

If you've complained about the neighbours to the council it will come up via the solicitor though (it's why I've never complained to the council about anything, ever), it won't affect the mortgage offer but it may put people off who want to live there - but a btl or investor wouldn't give a shit, cos they aren't going to live there.

I am aware of all this, I haven't asked for advice about this at all, I don't know why people are offering it.

We called the police because he (steroid user) was punching and kicking our front window and door, threatening my partner with violence, and we have children.


eta sorry that was a bit snappy of me, but I am au fait with what needs to be disclosed and the impact on potential sales, hence us not having put it on the market yet. We will deal with the house later, assuming we can get a mortgage with what we have.

I once had a neighbour try to barge their way in (resulting in a bit of a physical fight on my doorstep!!) and threaten to break my door down with an axe, so I do get it.

Sorry if I misunderstood, was just kind of responding to what other people on the thread were saying. I know that is annoying when it has gone off at a tangent, my apologies for joining in.

It's ok, I know everyone is trying to be helpful, its just been extremely stressful. We've not felt safe in our own home for many months, it takes a toll.
 
Oh no please everyone, no sad faces. Things have been very hard the past few months, I'm fed up of it, I don't want to feel sad, or do woe is me, or spread the bad feeling. It's ok. This is an excited to buy a house thread.

So far, we've had an offer accepted on a house we like, and we just need to wait till we've had the mortgage confirmed. Fingers crossed.
 
Anyway, more advice please. We currently have an aip from Nat West as we already have a mortgage with them. Are there any brokers anyone recommends?
 
Why do you think you need a broker? If you have an AIP, in theory, subject to references, valuation etc. You have your mortgage.
