Buying a home and don't know how anything works

And, back to silence.. I'll assume that if no one has said otherwise by lunchtime, completion won't happen tomorrow, dragging the whole thing on into another week. I also have loads of new classes next week :(

Hang in there... It's a grim ordeal.

I paid my extra two weeks for my current place this morning. I am having trouble visualising getting the keys, cleaning, getting internet set up and having a proper work space in the next two weeks. I'm starting a new job possibly on the 19th which is full time, online :/

Is there any of that you can outsource? For example the cleaning. Sometimes throwing money at the problem is the right option when short of time.

Internet can be done in a week. Or the wireless option mentioned earlier.

I'm sure I could find a cleaner, but to be honest with the help of a friend I would rather do it myself. I have to buy all the cleaning stuff anyway and want to make sure it's spotless - not sure I trust an unknown cleaner. It's only a small place and empty so shouldn't be too bad. It sounds strange but I've actually been looking forward to cleaning. I keep my current room really clean to make up for the dirty communal areas. I used to clean the communal areas here myself but stopped a while ago because it just made me angry (I was the only one who cleaned and everything would be filthy again within a few hours.) It will be a delight to be able to clean an entire place and know it will stay that way!

Thanks Elpenor, you're always supportive and helpful!

The best bit about living by yourself is a) it stays clean and b) when you put something down no other fucker comes along and moves it, so you end up looking for the scissors that were in the kitchen drawer feeling a bit mad.

Ok, mske that two best bits.

I get where you're coming from with the cleaning miss direct although these days due to disability I can't always manage a big clean, so that's when I've used cleaners who have been very good.

I hate the idea that I live in a world where those who shout loudest get what they want.

Emailed again and asked for an update (last email went unanswered), even if it's a negative, I would like to know if I will be completing this week or not. Ufff another weekend in the hot bedroom.

FFS. I really picked a good one, didn't I? This makes absolutely no sense to me at all, I thought that was the whole point of the faff about the charges on the property.

The vendors have contacted me this morning to advise that they are unable to pay the outstanding debt on the property until the end of July. I have therefore asked their solicitor if it’s possible to hold back the funds from the sale proceeds to pay off the debt upon completion.

Yeah damn straight you're not waiting until July. To be fair your solicitor is making sure you're not left with their debt/charges, which looks to be a real possibility if they were handed the money.

I would expect that the sellers didn't quite appreciate what the charges would mean in practice.

Why would they be expected to pay off the debts before completion? Isn't the whole point that the money from the sale will be used to pay the debts? I am so confused.

I've emailed both and said I am absolutely not willing to wait until the end of July, I need to complete asap and I will not hesitate to pull out of the entire sale if this continues without a completion date set.

It suggests to me that the proceeds from the sale of the flat are less than the debts secured against it and therefore in order to remove the charges against the property they're having to find funds from elsewhere.

Do you have any idea what would happen in that case?

I am staggered at the thought that two adults could get into the amount of debt that an entire property sale wouldn't pay it off. I'm hoping they just misunderstood.

I don't know. I suspect the vendors will have to find other means to pay off the debts before the charges can be released. The fact they won't be able to sort things out until the end of the month suggests they may be trying to get an unsecured loan or even a couple of credit cards and need to wait for those to be processed. It could be they have savings or investments of some kind locked up in a fixed term period and need to wait for them to mature.

Sadly, it does happen. I suspect the real reason they were selling was they couldn't afford the outgoings on the property. That's sort of backed by the debts (other than a mortgage) being secured against the property.

The whole point of a charge us that it gets paid off when the property is sold. It doesn't rely on the sellers finding the money to start with as that's why they have charges against the property.
Unless they owe more on the charges than the property is worth. :(

Yes, this is why I am thinking that they are just confused - as the email says, they contacted the estate agent.
