Buying a home and don't know how anything works

I've asked the estate agent for an update as to whether the missing redemption figure has been located... there seems to be no point contacting my lot.
 
Don't the deeds for each of these properties contain a covenant to ensure each one is responsible for a share of the upkeep?
No idea , I'm getting all this from Mum , my two sisters are doing most of the stuff , one is a very experienced solicitor.
 
My mum's buying a house has hit various snags , you'd think that as a cash buyer with no chain it would be a breeze 😂

She's buying on a relatively new estate on the outskirts of Bath , and it seems the management company have not charged for estate services in 4 years (estate cleaning,ground works ,lighting,etc) so she doesn't want to face a bill for the past 4 years when they eventually get around to charging folk. And the property she wants to buy seems to be liable for upkeep of a path shared by 3 other houses. Not unreasonably, she wants the costs shared, but as those 3 bought with the understanding that they weren't responsible for that path (despite being the only people who use it) it has put the blockers on at the moment. She can wait for this to be resolved as she has no urgent need to move (she is staying with my 2 sisters, a shared custody arrangement 🤣)

there have been some horror stories about massive rip-off leases for places (even houses) on new developments over recent years.

this rings some alarm bells.

government has made some noises about putting a stop to it, but that does depend on the tories doing something in the interests of average-ish people rather than their rich property developer chums...

When I asked for tomorrow at first she said it would have to be Friday due to transferring the money. When I said the funds had been with my solicitor for a while, I was told tomorrow would be possible and she would speak to both solicitors. Come on....

Who told you completion tomorrow? Are thye trying to exchange today and you've given permission for that to happen to your solicitor?

Personally would hold off any drinks until you've had that conversation with your solicitor.

Estate agent probably chatting shit.

Noone has told me completion tomorrow yet. She called me this morning, said good news, paperwork all done, need to agree a completion date, when would you like to complete? And that shed speak to both solicitors and get back to me.

Agent does have a tendency to exaggerate. 😆 I've ordered a drink, my only class today got cancelled so I may as well sit in the pub with a book and a drink for a while.

I'll email my solicitor at 3 for an update if I've not heard anything.

Think cybershot is right. My solicitor said she'd had a similar conversation with the agent this morning but hadn't heard anything else. Ffs the sodding snail pace sellers solicitors strike again. I have a completely free day tomorrow and would have been ideal to get the keys and start cleaning.

Kind of wish she hadn't bothered ringing me now. I dont want to know the minute details, just tell me when this whole thing is over.

Bizarrely since they handed the keys over I’ve not heard a peep out of anyone. No paperwork no receipts no final review no idea what the legal fees were etc

only freeholder wanting my contact details

I got the message that they had completed at nearly 7pm
 
Even if you’re exchanging and completing same day the solicitor will phone you pretty early doors that morning to get verbal permission to proceed with the exchange. If this hasn’t happened you’re not exchanging, let alone completing on that day.
 
I’m pretty certain my solicitor called me before lunchtime when I exchanged (but completion wasn’t for another 2 weeks).

It sounds like there isn’t anything more to do but wait now

probably depends on the length of the chain and where you are in it. But any on the ball solicitor should get hold of you as early as possible. If you end up in meetings or in miss directs case teaching she won’t be able to answer her phone and the whole chain would stop and they would have to try again tomorrow if they run out of time to get all the way up and back down the chain.

appreciate for miss direct it’s just the one transaction but point is still valid that if she’s teaching she won’t be able to answer the phone to give them verbal go ahead. Hopefully her solicitor is on the ball enough and already knows this hence the early doors calls from other posts.
