Buying a home and don't know how anything works

I am at a bit of a loss now as to what to do.
Should I just suck up the cost of getting a new carpet/floors for the living room, stairs, and hallway?
You should most definitely kick up a fuss about this. You are spending a fuck load of money and negotiation is perfectly normal. Removing carpets is very odd and you should ask for money off the sale for replacements, or for them to be replaced. It will cost you a pretty penny which you hadnt factored in so dont be too nicey nice.

As for worrying about delaying things, Id try not to worry. The issues are probs to do with the searches/land registry stuff or delays from the vendors' solicitor. Just keep pushing for things to keep moving, but dont be so desperate to move in you let yourself be walked all over. Always be prepared for the fact you might have to walk away or something could come up.

Have you asked the surveyor about their report and for a summary in layman's language? Might be worth a phonecall.

Did you check any important stuff on your recent visit? Furnishings, gas/electric, boiler etc? You could ask your agent to get the vendors to send you their average monthly costs/bills with the property as this could help you budget a lot.
 
Carpets were rubbish anyway really so not a massive big deal. Im buying a cheap place (well relatively) quite a bit under my budget so do have some money to spend on making it nice.

Haven't heard anything back from anyone. Feeling rough today after vaccine, if I feel better tomorrow I will start calling.
 
If I have to go and work in another part of the UK for several weeks/months, is that going to be a big issue regarding completion? I mean do I actually need to be here in the same city as the property for anything in particular? Obviously I'll be there to move my stuff and organise carpets etc, but is it realistic to be working away all summer? I have a job prospect but it's at the other end of the country.

Do what you like after you complete and get keys, it'll be finally yours
e2a - or if not completed, it would be worth a trip back to finalise and get keys surely?
 
The only thing we needed to be near for was signing the completed contracts, but that was our choice - we wanted the option to go in and sit on someone's desk until they did stuff if need be - so we took the signed contracts over to deliver them by hand. Our seller posted his and they got lost in the mailroom, so i feel a bit vindicated on that.

You'll need to be around on completion day to collect keys. You may be able to agree with the estate agent that they hold on to them for you if you're physically not able to get them. Once the solicitor calls and tells you you are able to collect the keys, they don't really give a toss as to how and when you do it. They've completed their bit.

I'm assuming you've already signed contracts (TR1 form I think maybe different for a flat) and sent them back off. As they need 'wet ink'
 
Haven't signed anything yet. Getting lots of emails from everyone today, hopefully a good sign. All queries answered apart from one about radon but that's not urgent. Sellers now leaving a bed and electric fire for me. Hope they don't want money for them :D

Not much you can do about radon, although it's very low in Sheffield, short if digging the concrete floors up, putting down a radon barrier then relaying the concrete floor. :eek:
 
Woo, EA says we should be in a position to set a date next week. Assuming that doesn't mean the date will be next week :D Just setting the date. But as it's empty and I am ready to go, maybe it's not too optimistic to imagine completing by the end of the month, or at least early June? :O

If you've not signed anything yet, it won't be completing next week, not even exchanging. Ask for the contracts ASAP, as you'll need a witness too. Which hopefully not a problem if you're in shared accomodation.

I'd say a week or two at the most. :)

You've got a lot of paperwork to do with energy and phone suppliers. You need to read the meters on the day you move in and take over the supply. Also council tax and water, but they are less urgent. So yes, I think you need to be there.

I havent decided about Devon yet. The train prices are absolutely ridiculous even though there's one direct train. I really wanted the job when I interviewed, months ago, but the offer only came now. Can you sell it to me? 😃
 
I think it's better someone who has spent a bit more time here than myself does it! I only know the village I live in and the Aldi!
 
I’d go just for the chance to visit Trago Mills in Newton Abbot which is the greater shop ever. Or it was when I visited 32 years ago. 😄
Exeter is a nice city, I used to go for training regularly.
I found it a bit dead when all the students went home but I haven’t been for a few years.
 
Exchange and complete largely depends on your lender as it’s the funds being freed that causes the gap usually. (Apparently)
