Buying a home and don't know how anything works

Yep, after almost 6 months! And of course prices have all risen hugely in the last 6 months so we can’t afford anywhere.

Are you sure? Apparently there's a mortgage war going on with intrest as low as 0.86% It could make all the difference.

that was my desperation to complete, if the sale had fallen through I’d not get another chance in price range and affordability

I’m probably feeling unnecessarily negative about it all. There isn’t really anything available in our price range in the area we want (limited by kids schools). Things might be better in September.
 
Due to exchange tomorrow and the sellers have changed their minds and pulled out. So there we go 🤷‍♀️
If that happened to me because of gazumping I'd go back to them with a better offer, carry on through to completion and then put my original offer on the contract. Fuck them :mad:
 
Mother's house has sold again after the recent attempt to sell it. No chain involved this time so should go through reasonably quickly.

I have seen the perfect place for me and I would have been in a position to put an offer in if the last buyer had not been an arse and pulled out at the last minute. :mad:
 
With the new house sale not being party of a chain, I am reading that if could possibly go through in as little as a month. It is a 40 year old house with no structural problems and no issues with the searches. How likely is it to happen in a month?
 
Thora looking just at your post, although not a lot to go on, it looks lovely. Bottom line is depends on what you are looking for and does it fit in with budgets.

It is not impossible. You have to have solicitors on both sides on board and get them spending money on searches n stuff right from the off.

It’s not exactly what we were looking for (preferred 4 bed and newer/no work to do) but it’s one of the only places within budget.
Looks like the kitchen/conservatory arrangement might need some sorting though.

Yep depends on solicitors. I have to say I'd be tempted now to write into any agreement that they are being accepted subject to a commitment that they would act on any communications received and take any actions required within a day.

Not that that would mean they would be liable if they didn't do that, inefficient solicitors seem to be tolerated and even encouraged by the Solicitors' Regulation Authority which I heavily suspect is made up of ... solicitors.
 
My brother is buying somewhere for the first time and doesn't get that it takes time to get everything sorted out.
