Buying a home and don't know how anything works

Have you arranged buildings insurance or is the solicitor saying it’s being done by another party as it’s leasehold?
 
My sweepstake had you moving in tomorrow, and you've not even exchanged still. Must be mega frustrating. Reminding me how stressed I was with 3 days till moving day and having still not exchanged and about to call off movers and all sorts. Again due my sellers shitty solicitor. Anyway, I guess what I'm saying is, there's still hope!!! Proper need to be on top of them all every morning now. It's the only way it will get done sadly. ALso with stamp duty ending on 30th, I suspect there's already a mad rush to complete on that day by loads of people.
 
I'm assuming we are going for exchange and completion on the same day. This was the last message from my solicitor:
The sellers solicitors have responded to say they are obtaining figures in order to comply with the final outstanding enquiries relating to charges registered against the property – things they couldn’t resolve without a completion date. I therefore presume that they are aiming to complete on 30th June but will let you know when I receive specific confirmation.

Hopefully things like annual charges will be much more logical to work out if 30th June is the completion date! I was hoping for some sort of finality so I could book my ticket back...

owners are in today clearing out what was left stored in the flat…thats about as positive a sign it’s going to happen than anything I’ve had up till now

I am now officially skint though which makes life a bit more tense with regard to working :facepalm::eek:

I saw some friends last night who had sold/bought and moved during lockdown. They said that on the day of completion they turned up at the estate agents to collect the keys and found it closed. Their removal company had to wait outside the property until the estate agent turned up. Even then, the agent gave them a bunch of keys and it was only when they checked that it turned out that it was only the back door keys. If they hadn't double-checked they wouldn't have been able to move into the house they'd bought.
 
Is hand over traditionally midday? With one of my moves, I was left waiting outside the house with girlfriend and young baby from midday until about 4 while the bastards cleared out.

Depends on the length of the chain. If you need the money from a sale to buy the next property then you’ve got to wait for all the others to complete before yours can. Solicitor will tell you when you can go collect keys. Not having the place empty by mid day though is pretty shite though. If everything apart from big stuff isn’t already in boxes by the day before then you’re a bit of a knob.
 
I haven't got the payment details yet and judging by the snail like speed and patronising manner of the solicitor, dont really want to ask for it ahead of time.

Me too! Not quite sure I'll be there this summer or working away but I'll deal with that when it arises (I should find out about that tomorrow.)
 
Thank you for these comments. Just had another look through all the paperwork and I do actually have the solicitor's bank details. However, it is stated that it does not include apportionments, and I also need to provide a copy of a bank statement showing the funds (I did this in February!) I will ask the solicitor about this tomorrow morning.

I actually asked in my bank about making this payment a while ago, and was told the payment should go through pretty quickly and it wasn't like in the past when it could take days.

When I completed in December I was asked to be out by midday which I think must be standard. There was a long chain of 4 transactions I think and I was where the chain ended. I’d finished cleaning and last minute packing by 11:30am having started at 6am.

As I left the house the removal company for my buyer turned up (he was only moving 2 miles) to check where it was. I think I had a call to at approx 2pm to say the funds were in my account.
 
I've been looking at my schedule for next week and even if everyone gets their shit together and I get to complete on the 30th, I can't do a great deal anyway as I have classes that afternoon until 7pm. Don't really want to cancel as I have so few students at the moment. None on Thursday so that would be a great opportunity to go and clean and organise. Let's see what the next few days have in store. Have a feeling I won't hear anything tomorrow :/
 
Guessing I won't hear anything else today. I like to be negative as then I can only be pleased with any outcome. 30th would be great though. I can get my ticket to go back to Sheffield early next week and pack! Hopefully I could get internet set up in a week? Otherwise not sure where/how I can work.
You should be able to turn your phone into a hotspot and use that as the WiFi for your laptop.

I started renting another flat in April, didn't want to sign up for a broadband contract as I don't know if I'll be here for 12 months. (Although it turns out that Now don't require 12 month contract, you can do month-to-month with them, which is what I'll do if I get a job working from home.)

But in the meantime, I started using my GiffGaff mobile connection as a hotspot for my laptop, and it's been fine. I've been watching loads of Netflix with no lag or buffering, which totally surprised me. Depending on how close you are to a mast, and which mobile provider you're with, you might be okay doing that till you get signed up to a proper broadband connection.

Yup. At the moment there are tons of really good deals out there for huge amounts of data on a rolling monthly basis, so if you don't have a contract to get out of that makes hotspotting much more feasible.
