Buying a home and don't know how anything works

I'm wondering what happens next. I have a costing thing from my solicitor. Is it just a case of going into the local branch of my bank and telling them to transfer that amount of money? I pay it all to the solicitor? Before or after exchange?

Yes, as hash tag says, they'll want the cleared funds in their account at the very least the day before completion.

They will then, at some later stage, bill you for their services.

What is it (the enquiry) do you know?
 
A classic from us, decided it would be good to give it a lick of paint before we moved in. All was good except for a wall in the bedroom where you could pick the plaster off with your little finger. We never noticed it because it was hidden by the bed.

So - give each wall a good knock if you’re buying a place.

Funds normally sent to solicitors by CHAPS payment. You might want to set it up and send a test payment by BACs first to make sure you’ve got the right details.

I am guessing that your costing thing is a completion statement, ie including the purchase price, stamp duty and so on?

Then yes you send all that to the solicitor’s client account before completion, and you do it by as you saying going into the bank and asking them to do it. Different banks (and probably different branches of the same bank) are differently difficult about this - it’s worth giving them a ring now and asking what hoops they’d like you to jump through (maybe don’t put it quite like that).

You can transfer the money now even without a completion date if you have it and have no other use for it - it will just sit in the solicitors client account ‘to your order’ (meaning they can only do what you tell them to with it) until needed, and if god forbid it all falls apart they’ll just send it to you. I would do this if I were you - delayed arrival of funds is probably the number one cause of completion delays, and as (I think?) you’re cash, you can take that out of the equation (though do let them know you’re doing that for good order :).

E2a: have your solicitors done checks on the bank account you’ll be sending from yet? Ie have you given them a copy of a statement or similar so they know the details? They should have done that as part of the onboarding, but sometimes they only check the account you’ll be paying them from (which might not be the same one you’re sending the completion money from). If not I’d get onto them right away and find out what they need to do to accept money from that account, just in case.

This is much harder to do nowadays because of automated account name checking. Still to be avoided of course, but shouldn’t be a source of anxiety.
 
All council tenancy agreement and leases say pets aren't allowed.

Those clauses are ignored by tenants and leaseholders alike, at least in Manchester they are.

In theory, people aren't allowed pets on my ex-council-turned-housing-association estate, but there's dozens of cats and dogs around the place. The housing officers turn a blind eye to cat flaps and cat ramps/ladders running up the side of buildings, obvious signs of pets.

I wouldn't worry about it.

Also, iirc, there's a proposal to change the law so people aren't banned from keeping pets in tenanted properties. And if that goes through, it would be an anomaly to still preclude leaseholders from keeping pets. (Or the proposed law might already cover leaseholders, I haven't checked details.)

My solicitor wouldn't give me bank details unless I went in to their office. Fortunately they were just across the road from me.

I popped in to mine to get the details they supplied a nice handout with their banking details and their reference for me so I was fully reassured it was going to the right place

Just checking back for news on MisseyD but not really expecting any until Friday and to post this. I know it's not
directly related but it's certainly a house buying story. Young couple went to but a run down flat in Glasgow at auction
and bid on the wrong place and ended up with a derelict wreck! What Have We Dunoon?

I had decided not to chase anyone today, as there should be three parties chasing whatever it is, and I also don't feel well.

Estate agent got in touch, with this gem:
I have spoken with the vendors solicitor today and it seems there has been a huge lack of communication. See the below response:

The outstanding enquiries relate to the charges on the property, and we cannot provide any undertakings until we have received final figures from the relevant lenders. We cannot request final figures until we have confirmation from the solicitors that all other enquiries are satisfied.

I have asked your solicitor to contact them directly to confirm they are satisfied with the answers to enquiries and to also set the exchange date. The vendor is happy for as soon as possible.

So I've been waiting just because solicitors fail to communicate properly with each other?
 
Guessing I won't hear anything else today. I like to be negative as then I can only be pleased with any outcome. 30th would be great though. I can get my ticket to go back to Sheffield early next week and pack! Hopefully I could get internet set up in a week? Otherwise not sure where/how I can work.

Get one of these and buy an unlocked 4G data SIM to go in it. If you rely on internet for work then you should have a backup cos your internet will go down at some point.

The solicitor did say they would have to work out apportionments or something on annual charges and something about buildings insurance and they would be back in touch once that was sorted, so I'll give them till midday tomorrow before I contact them again.
