Buying a home and don't know how anything works

Give them a week since you last heard, but do arrange that 2nd viewing to try and get the sellers personal number so you can text them directly for updates every so often too, then you'll know if your solicitor is dragging their heels. Or go via the agent, but the agent will just spout shit.
I'm waiting for the fixtures and fittings form before arranging the second viewing, which apparently the solicitor have (and I naively assumed they would send over to me...)
 
So the surveyor has said the loft insulation in the house (approx 20 years old I think) isn't "up to current standard" - I'm guessing this is not something to be overly concerned about though?

Ooh I'm so pleased, they're leaving the curtains, blinds, and garden furniture. Went back and looked at the ad and that seems to be some wicker chairs, table, bird feeder (hope they leave that!) and lots of hanging pots (hope they leave those too and even all the plants!) And now I can book my second viewing.

They are trying to prove they have done something, including checking inside the loft :thumbs:

I had one that claimed the insulation easy up to current spec and the roof vents weren't up to spec. What are you supposed to do? Rebuild your house each time building regs change? :eek: :D
 
Not impressed that the gas and electric are on a meter. Aren't they more expensive? Can I get them changed?

You mean prepayment or PAYG Meter as opposed to normal meter? Yes they are normally more expensive as charged at standard rates. You should be able to get it changed. You'll have to choose a supplier that can charge on both pre pay meter to begin with and normal afterwards. The current supplier should be listed in the property information form, which I assume you have received at the same time as fixtures & fittings and fittings and contents (similair names but different, at least i had to fill in all of those when i sold) They may also insist you at least have several months on the prepay meter to ensure you're a good customer and may even charge for them to be changed, so you'll have to research the suppliers and choose wisely. Although many want to get people onto smart meters anyway, so if they are an option they will probably do those for free.

I have a smart meter now, it's just supposed to send your readings automatically and it displays how much energy you use. Mines fucking useless though and doesn't seem to work so I still have estimated bills :confused:

Tbf it's a relative that has done the inspection for me for free, but hasn't written a formal report. And I've had all the info back second hand through my dad :D But essentially I think the house is fine. He said if there was anything serious he'd tell me to get a full report done.

Oh I know what that is now. I find it makes me anxious to know exactly how much I'm consuming!

Cant you just buy some stuff and stick it in a corner somewhere? Or a garage? Or maybe get a lockup for 40 quid a month or whatnot if you find some real bargains and want to save time.

Not really. I rent a room in a shared house and its so cramped that I keep suitcases outside my bedroom door and my bike in the (old!) outside toilet. My possessions are still boxed up under my bed as there's nowhere to put anything. Ridiculous room with no shelves or storage.

Also, I havent got a car so transporting the items twice is just a massive faff. I've already got some stuff in a friend of a friends depot under a shop but its all just so complicated. Can't wait to actually be in one place and unpack and feel somewhat normal.

My house is on pre-payment meters which were described as ‘smart’ meters by the vendors -or at least one of them was. I think the days are gone of pre-payment automatically costing you more. I have had an email advising me I might not be on the tariff & to make contact.
 
There was a section in the form asking for provider and location of meter, both said "smart meter in kitchen".

Don't think I'll be doing the second viewing for a week or so. I'm so busy at the moment with work.

I went round some more charity shops today and found another folding table with wings that was just £8, so I'm going to assume these items are easily available and get one once I've moved.

What happens if you go away for a while? How are you supposed to know how much to top up? Can you top up online or do you have to schlep to a shop as I remember from previous places I've lived with these?
 
It’s still schlep to shops which for me is in on my road. So far I have topped up what I think I would have paid each month & when going away will just make sure there is enough there.

They then set up 2 accounts for me one PAYG & one a normal account. I called them & it was painful trying to explain my issue so I wrote them a letter & now waiting to hear back. It's not a smart meter. Meter info A smart meter sends meter readings using mobile technology and they can also receive new settings like unit price so there's no need for a key. Don't know why they've put that notice up unless they didn't have one for non-smart meters.
