Buying a home and don't know how anything works

I suspect estate agents don't like to commit things in writing. Can you call back via Skype?
I am not sure that agenats are very good at writing :rolleyes:
My solicitor doesn't want to submit searches until they have the contract pack, which is being delayed for some reason (last I heard or understood was that sellers hadn't done the fixtures and fittings form but couldn't really understand what the delay was as estate agent said something different.)

Due to covid (which seems to be blamed for everything in the last year, including things which have nothing to do with it), there are delays with searches.

As far as I understand, once the searches are back (assuming they don't unearth any dramatic news), its time to get on with it.
I wonder if your solicitors have picked up a vibe which is leaving them uneasy?
 
When we bought our flat it took about 4 months from offer accepted to buying and moving in. That was in 1997 , I doubt the process has got any quicker.

I know but I am a cash buyer and no chain either end so was hoping that would help speed things up.
 
Being a cash buyer /no chain may still speed things up but it was never going to be completed by this point as both you & the vendor will be one of many clients & there will be targets to get stages completed by. My offer on my current house was accepted August bank holiday 2020 but I did need to borrow more money & that decision took a few weeks ‘due to covid’ so from offer to moving in I was 19 weeks but from when the process really started with the solicitors it was 14 weeks which included a 2 week xmas shutdown when nothing happened. Both me & the vendor were chain free. The issues that held us up from what I can tell was the method of essential paperwork being via post & an issue being found which took a month to resolve as emails went back & forth but not everyday so if the issue with right of way wasn’t found I probably could have completed & exchanged in region of 8-10 weeks however had either of us been in a chain we would have been dependent on everyone in the chain being able to go forwards at the same time. So you are still at an advantage. Once the paperwork is all done the next part will happen as fast as you & the vendor want it.

Oh I never expected it to be completed by now. I was hoping end of May as an optimistic yet realistic possibility. I'm just so miserable where I am and about most things in my life at the moment so I suppose I'm focusing on the home as a new start. In the meantime it really feels like everything is on hold. I havent even unpacked from my last move.

"We would rather wait as we check there are no major defects in the title before we submit searches. Once requested, payment has to be made so we cannot withdraw them, should the need arise. Further we check the plan in the title documents matches that of the search company for the property, otherwise we submit a plan from the title/Contract pack.
If wish us to submit without the documents/plan. Please email your specific authority."
 
And right on cue, got a bang on my bedroom door from the worst housemate. Dishwasher is leaking all over kitchen floor and he also attempted to scold me for opening the kitchen window (I only open it because it stinks after he's cooked or the other flatmate has been smoking.) I hate it here.
 
Wondering how nuts it would be to give my four weeks notice on this place and then move into a friend's spare bedroom until the sale goes through :( :(
 
I have thought of that, especially as I am in the area once a week. Not sure if it might be like intruding.
Perhaps say something like 'I know you may prefer for this to be handled through the solicitors and if you do, I quite understand and will abide by that decision. But if you as keen to get this moving as I am, then maybe talking directly would help the process.' Then something about how lovely their house is and how much you are looking forward to moving in.

A bit nuts as you are not really off the ground yet, no searches, no contract, no fixtures and fittings list. But in a bit.

I would do it. But I'm a bit concerned as to why the previous sales fell through, particularly as nothing came up on the survey.
 
I’m sorry about your house share -I haven’t shared since I was 24.

If it was me I would try & stick it out. Maybe spend a few nights here & there at your friends even if you have to pay if that’s an option?
 
One was something to do with the mortgage, the other was apparently two investors who wanted to do a buy to let but one pulled out. I don't think either of them got very far through the process judging by the time I saw it advertised/removed/returned to rightmove.
 
My rent day is on the 6th so that's why I suddenly thought I could give my notice. But moving twice would be a massive pain, especially as I don't have a vehicle. Plus my friend's flatmate smokes in the house, which is even worse.

Can you talk to landlord & give notice from April 6th & discuss a flexible approach to leaving? The person who bought my house was in rented accommodation-gosh just realised it took 7 months from offer to moving in for her! Anyway she gave notice with a flexible moving out date so it wasn’t 4 weeks from notice date just that there was a minimum of 4 weeks notice to be given.

7 months omg...I'll go absolutely loopy if I have to stay in this room all summer 😢 the thought of moving is the only thing keeping me going really.

My place is a months notice I think. Landlord knows my situation. Dont have a deposit.

You can at least ask them then that 'my solictor is claiming that your solictor is yet to send XYZ" and when they reply and say "I did that 2 weeks ago" one of you can let hell loose on your solictors. Once they know you are in contact with eah other they realise they can't bullshit you.

I've asked the estate agent via email but she hasn't replied. Im not sure having the sellers email address will help since they've apparently been struggling with the online forms and did it all on paper instead. Not great digital literacy here in general, as I learned during my brief job in a school here. 99% of families were into phoning and just ignored emails. But yes, I'm thinking again about popping a note with my number through the door after the Easter weekend, could prove useful. The worst they can do is ignore it.
 
Think I'll just stay here. I'm so anxious at the moment that I'll be unhappy wherever I am if it's sharing, and there are no real options for solitary living for an unspecified amount of time that work considering all the stuff I have to move. Knowing I'll only have to move once is probably worth just staying here and putting up with the annoying things. When I'm anxious every tiny thing seems like a huge big deal.

I really hope I'll get the fixtures and fittings form soon. And hope they at least leave the curtains and some garden furniture. Once I know what they're planning to leave/willing to sell, I can start planning what I want to buy. Itching to get started. Especially as shops open soon. There's a great flea market near here and I'm excited to go there and start choosing things.

On that note, does anyone know a website where you can plan out a room and see what you can fit into it? I want to see if it's feasible to get a table in the kitchen, otherwise there's nowhere to sit and eat apart from on the sofa.
 
miss direct there are various things, i think i used one called 'floorplanner', but found them all quite annoying. What you really want, in my opinion, is some A4 graph (squared) paper pencil rubber and some accurate measurements of things like the door widths, a sofa you like, etc, then you can play about and figure things out.
You might look at the kind of tables that fold up and expand, they're good for little kitchens. Excited for you about the flea market. Just hang in there.
 
Ah yes, I do like those expanding tables. Had a really nice one back in Turkey.

I was playing with a website called kitchenplanner and yes, it was extremely annoying. There are various cupboards and a pantry so it's hard to work out what there's space for.
 
Aye use graph paper for the floor plan and to make scale cutouts of furniture, then you can move it all around easily.
Don't forget to mark on doors/windows/fixed storage units/radiators etc.
 
I got on a free interior design course in 2019, just a few days but it was really good fun :)
I doubt that sort of thing is going on at the moment mind you.

beesonthewhatnow mentioned something along those lines earlier in the thread.

In terms of kitchen I don't have space in mine either but created a small breakfast bar using the same worktops as the cuboards, with some stools that can go underneath. Not the most comfortable situation but if you're desperate to eat in the kitchen there's space saver ideas like that. Thankfully I have lots of storage in my kitchen to the point I still have one empty cuboard!
