Buying a home and don't know how anything works

Bugger. Had our offer declined despite being higher and able to move quickly. I can only assume the other person was a pure cash buyer. :(
Yes maybe or they needed such a small mortgage (had big deposit) they could proceed without a survey.
Crazy to think people do this , but they do.
Keep looking ,you never know from day to day what will come onto the market.
Did you ask to leave your offer on the table ,in case these buyers pull out?

Yes. On the plus its really narrowed down that we want to be out of town. Don't think we had realised how important it was until we got our hopes up on this place. The dog would like it anyway.

The estate agent seemed nicer then some I've dealt with, despite mental requests from the seller asking for proof of our deposit with a few hours notice, so they know we are serious. Plus they seem to deal with a lot of stuff over in the Glossop area.

Not really. 99% of estate agents advertise their properties on rightmove or zoopla these days so it's best place to look initially. That said if you can strike up a relationship with an estate agent or 2 in the area you're looking they may sometimes alert you to places before they get advertised.

We've phoned to view properties that were literally listed yesterday and they are under offer and apparently this is what's happening. To get on this special list for one I've got to let them quote me for a mortgage. :rolleyes:

We spoke to a broker though an agent and it was fairly painless. Gave us a good idea of stuff as we were clueless :thumbs: The broker did sound like a teenager and has not followed up with an email outlining what we talked about so in essence it was shit, but not awful so worth it to get on a special list?

The problem is if you're being sensible and they discover you can 'afford' more expensive places than you're looking at. Suddenly you'll only get told about the more expensive ones. :(

I don't mind as such, it's just not that quick and I've already got a half decent broker and I'm already taking a lot of extra breaks at work at the moment!

It would be interesting to know what the sellers think of potential buyers having to pay the agent a bung in order to get a viewing.

In any just world, estate agents would be in a mass grave...
 
Rather than exchanging it looks like the whole thing might be falling apart as the people at the top of the chain want more money at the last minute 😭
I'm going to call the estate agent and see if our seller is still prepared to go ahead even if it means she doesn't have somewhere to move to...
 
Oh fucking hell Thora , hope it works out.

I moved with nowhere to go to to keep my buyer due to long wait caused by covid & was happy not to be in a chain. A colleague just completed & the sellers moved in with family as the new build home not ready yet.
 
I've heard from a relative who knows our seller that she has a boyfriend/partner that she doesn't live with, so hopefully she might be willing to move in with him temporarily.
 
Not sure what to do now... The people two above us whose sale fell through are apparently looking at other houses today, to try to keep the chain together.
Our seller really wants to still move.
We want to move too but I have to apply for my daughter's school place in the next couple of months and can't apply for the school by the new house unless we've moved.

I feel like just saying fuck it, we'll stay in our current house and look again next year but we're paying so much in rent and prices are rising all the time.

Maybe I should start viewing houses again just in case? Not sure I have the energy for it.
 
I would say if you want to move and need more space, then keep looking - your need for a bigger place will be there regardless of the housing market - if you can't get a bigger place right now (because of housing costs increasing) then stay put and maybe hope that the bubble will burst.

I've been wanting to move for a while, get out of London a bit, have a small garden perhaps - well that is not happening right now because the housing market is nuts as everyone has that same idea (now it has been proven that people can work from home!)

I know how stressful it is, from bitter experience of being gazumped and buggered about by mortgage suppliers.

IMO, the UK housing market is terribly distorted and, tbh, virtually broken at the moment, a situation that has been developing & worsening for several years decades. Covid & WFH are just two more factors making a difficult situation far worse than it could / needs to be.
 
Feeling suprisingly deflated today. Had another look last night and nothing that fits the bill where he hoped to move to or is a shed load more expensive. Just have to remind myself we are in a privalaged position of having a roof over our head without crippling bills, but it is fustrating.

I don’t feel like there’s much out there but maybe if I added another £50k on there would be 😔
 
I am determined not to be deflated 🤡 Even the first one we put a silly (for us) offer on had a titchy kitchen. One of our big issues in this (rented) gaff is that it has a huge kitchen/diner but the actual kitchen part is really pokey. I’m going to look at something around the corner on the village high street on Saturday. It’s got planning permission in place to be a shop so someone will snap it up but I’m nosey 🥸

Yes. That's exactly it. I've had to stop myself clicking on right move at what the house last sold for.

We already have gone higher, but I'm wary about going higher still. What I don't get is I'm not earning anymore then 5 years ago when we got our current place, yet the mortgages I'm being offered are so much higher.

But at a remarkably low interest rate - something people need to watch.

I know. Whilst it was higher then I wanted to go, I figured if push came to shove we could afford more if rates rise. One thing that worries me about going higher still is that we couldnt. 25 years is a long time.
