I was gonna ask the same thing. The plans to redevelop the current Phoenix have been around for a while - they're gonna do them soon I think ( iirc, they are going to open up the place into one big room, open up the kitchen, add a customer toilet and generally update the place a bit.) There's been a caff on the site of the Phoenix for like 100 years or something and the history is important to them, so I assume they will only be moving temporarily.
