Elephant and Castle Redevelopment

What impact do you think the redevelopment will have on the surrounding areas?

Do you think it will still be pretty much working class or will it become a new cool, edgy and vibrant area for yuppies (especially considering the proximity to central London)?

There's talk that the new high rise tower block will have 399 flats (30% being affordable).

Yep. That 43-storey tower looks like yuppie-ville. The new "South Central" flats on Walworth Road (behind Shell) are for yuppies (£285k for a 2-bed!) and the ones which they're starting to build behind those (where the industrial estate used to be until a few weeks ago) will no doubt be just as, or perhaps more, expensive.

Apparently they're building a 240 room hotel, arts cinema and a new shopping centre, in which all the existing pink elephant centre shops will be given the option of a shop. They don't mention whether the rent will be the same though, so I doubt any of the existing retailers will be able to afford the new rents (except f**king Tesco)
 
Elephant's been getting yuppified for a while now I thought.. I certainly can't afford to live there in a decent flat. Same as Brixton. Oh come on high-paying job, where are you?!

I hope the area changes for the better...The Aylesbury and Heygate are horrible estates and the new flats they have built on the other side of Walworth rd look like they were badly designed. The area is so close to central london,minutes from Westminster on the bus but has been neglected for decades...

Dunno about all that, but I reckon Southwark are going to get their asses kicked over their total failure to do a Race Equality Impact Assessment properly. :D

i was born on the heygate so i guess i'm a little :( that they're knocking it down - but only for sentimental reasons. you're right of course, they are pretty rubbish now. when mum and dad moved in there in about '75 their flat was spanking brand new and mum got it courtesy of being a midwife on the NHS - what's the chances of that happening nowadays?!! she used to nip around the elephant and castle visiting the local preggers ladies on an NHS-issued bicycle!
 
AFAIK the plan is to start taking people out of the Heygate and putting them into new housing nearby built on a variety of bits of land that the council already owns nearby.

Then as the new stuff on the site of the Heygate is completed they'll be moved back in to roughly where they left and the next set of people from the next blocks will be moved into the same blocks that teh people from tranche 1 were in.

So everyone who currently lives in the Heygate will end up with a new place there. There are extra new flats for private sale but they are in addition to the replacement of the current housing stock not instead of it.

I think that the ability to build more flats is because a) the current flats aren't that high density due to all the dead space round the bigger ones, b) they are putting part of Elephant traffic underground and building on top.

IIRC, the overall number of council properties will actually reduce by about 15%...they are expecting some people to move away or want to buy privately...so everyone who currently lives in the Heygate and wants a new place there, will get one.

yes, i think a) is true but i thought they had shelved the idea of putting the roundabout etc underground cos it was too expensive?

There's some good stuff on there, including proposals to get rid of the subways...

The infamous subways in part of Elephant and Castle will be blocked up and replaced with pedestrian crossings, allowing people to cross the road at street level for the first time in decades. The changes will start when the south roundabout is removed...The intimidating underground walkways have long been criticised for attracting crime and making local people feel unsafe, so the alterations will make a dramatic improvement.

The London Development Agency has confirmed funding to convert the southern roundabout into a T-junction and add striking landscaping and wide, European style pedestrian crossings this year.

Work is expected to start in June and all three subways will be removed by the end of the conversion in March the following year.

At the same time, the run down and neglected St Mary’s Churchyard will be upgraded and reinstated as the town park of Elephant and Castle. Grass mounds will be removed to improve visibility into the park and children’s play equipment will be installed.

there was an article in the ES the other night about this - apparently they close off the south subway for good in august this year.
 
yeah, there was lots of good things about living in elephant - i was there about 95/96 - near the tube, 15/20 min walk from the river, the rec, friendly market and local shops, a few parties going on under the arches....still a bit of a shithole, but a pink shithole thank you very much!

I think yuppified means "a place where you don't get stabbed by the colourful local inhabitants". Personally I'd nuke Elephant & Castle from orbit.

the elephant, apart from the notorious subways (and they've got CCTV now)there isn't an epidemy of stabbing, is actually quite safe. personally, I'd nuke you from orbit if you touched my elephant.

it was pink in 95. Then they painted it an even brighter and more shocking shade of pink in about 96 :eek: then a few years later in about '99/'00 they painted it red.

yes, I remember watching it being painted. But it's red now isn't it?

They seem to have got halfway through painting the top part cream, but the rest is still red.
