Home Exchange - E8 to SE4 Brockley

Hi all,

Please tell me about Brockley. :hmm:

The property on offer looks lovely but I don't know anything about the area.

It's on a road leading up to Hilly fields Park, nice and leafy etc but please tell me moreeeeeeeeeeeeeeeeeeeeeeee! :D

Would you live there? If not why not? If yes, WHY?

I don't know it well, but my in-laws live there, and it's very nice. It's on the list if we move to London.

The new train/tube connection makes a massive difference to transport connections. Much better than it was.

I don't know the specific area you're talking about but I can ask my partner when he wakes up (/when next we're both awake :D).

Not that he'll necessarily know what you want to know. What is it you want to know? Pubs'n'clubs and stuff to do?
 
Gosh, do you really want to leave hackney? :eek:

Brockley feels a bit cut off (to me), but much quieter, less 'happening' then where you are now...are you looking for a bit of peace and quiet while still being able to get into town easily? :hmm: :)

So...the master plan is, exchange what I have for something in Brockley, Bromley etc and then use it as leverage to get what I really want :)

Thing is, the place that is on offer to me now in Brockley is lovely and I may well stay there for a bit.

Far too many people here now and yes I am looking for a quieter life.

Oh yeah and with the South London line I can be back here in Hackney-On-Canal in 15 minutes or so if I need to be.

You've sort of answered your own question? The area is fine.. and not too bad to get to other places as and when you may want. That's not a whole load of perspective, but leafy streets do tend to be quite mellow (sweeping generalisations..)
 
SE4 is great, but the hilly fields are is well expensive now. One of the problems I had when living ghere is that cos of the setup of the hood, there no real pubs or shops like on your doorstep ( I think cos of the caveats on the land use from the quakers or church or something historically ). The main pub in the area is the Talbot, which has now been gentrified into a gastro outleft by a big city trader man.Another is that unless you can afford £1M+ for a big 3 story slab of imposing victoriana, then the flat conversions are pretty bad for noise unless your fellow occupiers are decent and quiet.Lots of free parking on the street though, but it can be a rat run at rush hour.

Lewisham is just down the hill for yer shopping needs and its properly well connected with the new E London line from brokely or to London bridge via St Johns.

There are much much worse places to live. I enjoyed my time there, just dont expect it to be too lively. Telegrapoh hill is along the same lines .

leafy road to Hilly Fields ? Tressiallian or soemthing are the big uns and caveats above included, I would go for it. Indeed, I wanted to move back there when the kids came long but seeing as flat prices went from £50K in 1996 to £250K in mid 2000, it wasnt viable. Theres a fantastic school for gurls on Hilly Fields as well, if this is a requirement, but vry hard to get into. Its also closish to habadashers in New X ( sad to discuss this I know, but if you have kids, then these things take on massive importance :mad:)
 
lived in SE4 for about 6 months about 20 years ago and it was pretty much OK - although like most of London it's very much patchwork.

Some of it is quite expensive with all that goes with that, some of it isn't. I vaguely recall there were one or two "problem" pubs in the area a little while back - suggestions of drug dealing / violence and so on. I don't know how much this was media panic.

There's not an enormous amount happening on your doorstep but it's reasonably well connected (this suits some people fine)

If you've lived in Hackney, I doubt that Brockley will hold too many horrors for you (some people panic at the idea of living anywhere off the end of the underground, for example)

And of course it's south of the river, and therefore better. :p

Brockley Central might be worth a look.

One of those would be the Brockley barge which was taken over by 'Spoons a very long time ago and is now a good pub. Right by the station. Not sure why The Talbot is being described as the main pub in the area. That's not right.

Brockley is a lovely area. Well connected, not too urban but still Zone 2, reasonable shops, cafes etc.

Just in the context of hilly fields. Other Boozers are avaialable etc.
 
Having lived in both, I can say that I liked Brockley better, it's more chilled, although I should say that it was near 10 year ago now.
 
I live at the crofton park end of Brockley and absolutely love it, its very calm and chilled - previously I was in Peckham and Camberwell. There some very good Pubs - the Ladywell Tavern is excellent as is Mr. Lawrence. We have a well regarded theatre at the Brockley Jack and a big plus is the Rivoli Ballroom which is stunning. Theres cafes and restaurants opening all the time (well more cafes...) Very well connected - from where your road is you can accesss Ladywell which iirc is into London Bridge/Waterloo East. Or Crofton Park which is Blackfriars, Farringdon, KX and Luton Airport. Also have the overland upto Shoreditch so no issues re travel. Theres also quite a good foody market on Saturday morning, within ten mins of your 'new' place.
 
love the brockley jack theatre and good tapas bar on honor oak park rd.......one tree hill for peaceful views over london.always has a relaxed feel in brockley and excellent transport links.
 
I am taking it! :) Don't want to get too excited in case she changes her mind. Papers will be signed next Thursday. It was a wild card that came from nowhere and I am very glad it did! Had a good walk around and couldn't see/think of one reason not to move there.
