Hadley Property Group, Dulwich Hamlet FC and the dream of fan ownership

From my point of view and open to criticism.

Players facilities to Conference Level, a decent sized bar which can be used for renting out sensibly, a single level terrace on three sides but with two covered ends, similiar to the bolt together thing they have at Wealdstone, maybe slightly larger and if possible along part of the side as well. Sitting wise is harder, maybe a single storey 300 seater incorporating refreshements and a supporters shop.

Dig up dog shit city (Greendales) and the ruined plastic pitches but keep the lovely wooded area for Collymore and local the doggers. Ideally a 3G plastic pitch would be great for local schools like St.Anthony's who hardly have a playground these days and the 7 a side league which is an income, otherwise new plastic pitches with secure metal fencing and decent security to prevent joyriders from torching scooters.

Room for a Car Park is an issue, it's necessary for coaches but is still a wasted space most of the time unless there's a sensible car wash facility placed well out of the way of the turnstiles.
 
This Nimbyism will need countervailing by all of us looking out for the future of the club. There's a good balance to be struck here, without compromising the Tuscany-esque vista. But there's a real risk the well organised nimbys will stymie it.
 
To be fair, what's likely to be proposed here is essentially a large development of expensive housing. If it wasn't for the new ground element most people on here would probably be dead against it.

It does look to me like there's scope here for everyone to be happy - if Hadley play their cards right and can promise to turn Greendales into a much nicer more accessible space - but I can't really blame anyone for being sceptical at this point.
 
I'd imagine there's ample scope to get more locals involved too (e.g. letting more community groups use the space/facilities, hosting seasonal fairs to sell local produce etc etc).
 
Yes, absolutely. Hadley would be well advised too to think about amenities as part of the development. GPs, schools etc. although the reality behind nimbyism is usual something far more prosaic like parking in my experience.
 
They had a few panels out and a lot of people to bat away any questions, the object is to refurb the existing pitch in greendales and build changing rooms where the current end of the pitch is, they said they were building a stand but the pics don't show that. they also weren't able to answer any questions about stands around the new location (it's protected open land). They hadn't chatted to the mayor about planning permission. some pics

The exhibition posed loads of answers, but answered no questions.

They want to put the pitch where the astroturf pitches (on Greendale) are currently. And buy off the locals with a bit of increased green space/extension of St Francis Park. That is all.

I am still extremely sceptical about the whole thing.

The pictures only show very basic ideas, so we can get an idea of what is in store! Yes there is no stand in these pictures but there was also no houses or flats but I am sure there will be in more detailed plans, when we get further down the line!

I am not sure what people was expecting today, abit like the meeting when they first took over, they are never going to reveal all the plans straight away!!

All 3 of the people I spoke to answered questions in the best way they could without giving to much away!!

Two of them gave me their emails for any further questions I had and one is emailing me a copy of what was on show so we can get it on the Website sometime on Monday!!
 
I understand that these are outline proposals but if the pitch were relocated as proposed would the club's ability to develop 3 sides of the ground in the future be severely limited because it will sit so close to adjacent to Metropolitan Open Land that we won't be able to expand? By the very nature of one of the first images which shows losses/gains to certain parts of land it all looks like an exercise to maximise the land to develop (which is entirely what you would expect of a developer). Perhaps there's a bit of naivety in the proposals but it looks like someone hasn't really looked at the ground requirements for our level of football! I'm concerned we will end up with a ground that doesn't really set us up for anything other than Ryman league football at best.

I'm no lepidopterist, but I reckon it's a pretty safe bet that butterflies aren't exclusive to Greendales...

Govier does seem a little deranged. He's a busted flush politically now though.

There's going to be a hell of a fight here. Greendale is a bit of a red herring. The big issue will be housing on the current pitch and the arguments from local denizens about pressure on services, parking and so on.
 
It will be the same arguments as when Homebase wanted to do a similar job on the ground in 2003
I would have thought some of the arguments will be very different. I reckon it's easier to justify housing than a vast retail shed.

I spoke at length to one Hadley representative who quizzed me about what sort of requirements the club would have regarding stands etc. The proposal at present is for the main stand complex to be more or less on the piece of fenced off wasteland between the current astroturf pitch and the rear wall of the current ground at the Greendale end. She said there could be planning issues regarding any "structures" going up on the other three sides of the ground. I suggested that at least one of the other three sides would definitely need to be at least partially covered, ideally both ends, but the other (west) side could be left more or less undeveloped like the one at Maidstone.

Ideally I would hope for something resembling Maidstone's ground, with functional covered terracing at each end.

Dartford is another new ground that might be worth looking at. It incorporates many nvironmentally friendly features such as sedum roofing and rainwater recycling. It's totally covered on all four sides and is almost sunk into the ground with low external elevations and all stands and terracing accessed from the top. The cost of building something along those lines may be prohibitive however, as I think it was funded by a friendly local council.

Do you know who you were speaking to? Did they say "likely", i.e. therefore it might not be!?
