i used to go to vinyl experience, formerly next door to on the beat, back in the 80s - picked up some right good stuff in there

Aye - which leads me to believe that you're not actually buying the propertly itself, but the business. The ebay listing is a bit vague about what you actually get so it could just be the stock and the opportunity to carry on paying rent there?
