Condensate peg missing from boiler flue-any heating engineers or timber experts out there

PS if the insulation is blocking the eaves, there won't be any or enough ventilation, so how would I tell? I've just poked my head up in the loft to take those pics but I am none the wiser, and the insulation looks like it is covering the eaves in the far side. I'll put up anotherh pic and arrow where my concerns are.

As the leaseholder it is not your problem surely... (not that you have an actual problem).

You must be paying a service charge, the freeholder is normally responsible for the roof.

They are, but I have breached the lease by letting the gas safe engineer up there in the first place without consent. I got funding for my central heating and I know this sounds stupid, but things often fail to cross my mind, and although leaseholding worries me, I did not think to tell the surveyor who asssessed my flat for central heating that the loft was not mine. I am intelligent, but for some reason, things fail to crosss my mind and i often end up drip feeding people information because I initially tell them something, and then reaslise that I forgot to tell them various aspects of that same thing. It drives me mad, and it can make me vulnerable also.

Can anyone tell me how I would know if the insulation is covering my eaves?
Also, can anyone tell me why that bit of timber is white at the edge?
If I knew my loft was ventilated enough i would maybe feel more reassured about the corner that is not so well vented.

There.

Is.

No.

Problem.
Thanks, but I am the type of person who needs things explaining specifically to them, for instance, what signs would there be if my insulation was covering the eaves, and how do I know that white bit on the timber is not the start of rot.

I'm trying to do online jigsaws to distract myself but thoughts about my flat are just going round and round in my head.

panpete, I don't know if this will help but I live in a house that needs so much work doing to it! I don't think about problems though until they happen. And then I deal with them. Or not, depending on how serious they are. My boiler is broken ATM and needs fixing but it's not a massive crisis in my mind.

What I don't do is worry about things that 'might' happen. Please try to stop because you're just torturing yourself unnecessarily.

I can see where you are coming from but thoughts just rush into my head and I cannot seem to stop them.
I constantly worry about damaging things that are not mine to do with this flat.
I would love to win enough money to buy a bungalow out right and I would give this flat away or back to the freeholder, but not without seeing a lawyer first.

That's two jigsaws completed and i am still feeling really anxious. I'm worried my benefits will get stopped, as I was supposed to be assessed in june 2015 but I must have been put on that 2 year deferrment list when atos left, so I guess june 2017 is my new ESA assessment date. i am worried about not qualifying for PIP when I move from DLA to PIP, as they have announced on March 16th they are going to be stricter with mental health patients, they even over ruled a panel of three court judges. I just feel so overwhelmed. I have lost four stones since August, or therabouts.
I just feel so overwhelmed with worries, and the drug agency want me to detox even faster. I've dropped down from 75mg valium to 48mg. Not all in one go, I tapered.

Now just imagine if the steam from your boiler caused this (which in all likelihood it didn't). How hard would it be to prove that you were to blame? Almost impossible I would suggest.

Its highly unlikely anyones going to check, and if they do check and find anything of merit, think of blaming you. and even if they wanted to blame you it would be almost impossible to prove. They'd likely just put it on the buildings insurance. Not a huge claim in the scheme of things

That bit of wood doesn't look particularly rotten to me and I've lived in housed held up by rotten wood and even if that bit of wood was more rotten than George Osbournes soul, its only holding a few tiles up. The roof ain't going to fall in. Nothing bad is gonna happen in your loft space. Apart from you falling through it by going up there and compulsively checking it every few weeks. Close the hatch. Your troubles ain't up there.

Hi thanks
When you say That bit of wood doesn't look particularly rotten to me, do you think it looks a bit rotten? I ask because it might mean that the insulation is covering the eaves, and the loft not ventilated. I know I am anxious, but if the wood is a little bit rotten, it'll only get worse.
I wouldnt be so worried if the flat was my own, but as it's leasehold, I am more worried.
I could be blamed cos I got heating pipes installed up there without permission.

It doesn't look rotten at all

Aw Pete you are clearly in a very bad place again today. Please go outside. Get out of that flat and try to stop looking for problems.
I do go out sometimes, when I cannot stand to be in here. Other days I cannot bear to go out. I've lost loads of weight.

I wouldn't worry about it. Dust, old plaster from when the building went up, maybe the eaves were resting in old plaster prior to erection. It ain't your problem
Thank you for those considerations, they are very feasible.

If I reassure you it ain't early stage rot, You'll start to worry that the beams are thinking about rotting at some point in the future, It ain't happening. your loft looks pretty damn fine to me

One day, when I'm feeling a bit better I'll take some pictures of my loft. Then you'll have some sleepless nights

Can you go out now? Just to get away from it? Is there a park nearby? Can you go for a walk and perhaps listen to some music to try to block out your brain?

lol are you leasehold also, I find leasehold really worrying, I had freehold before, at least, if something goes wrong, you have no one to answer to or seek permission from.

Hi, Ive been trying to distract myself tonight by doing online jigsaws, but anytime I do any kind of distraction, it just reminds me what I am distracting myself from.

My loft is mine. If it fucks up I have to sort it. If yours fucks up the freeholder does and they won't be able to blame you as you won't have caused it. Trust.

panpete

If you've got a wasps nest up there then you've got some kind of access point for the wasps. Right? So there's air going in and out too. Those wasps aren't going to be nestling down in a grubby mucky humid nasty place. are they now. They're probable more concerned than you or I might be about the perfect conditions for their young
