Moving from Dubai to Croydon

Good morning
We are moving from Dubai to Uk in few month time. My hubby will be working in Croydon and we are looking for a nice and safe area to live . We are a family of 4, 3 years old and 2 month old baby . We are looking at renting, eventually buying a house maximum an hour commuting from Croydon , safe, with parks, schools, nursery - ideal for families . We are not familiar at all with the surrounding areas thus any recommendation would be highly appreciated . Thank you and have a lovely day ☺️

If I were to move back to Surrey I'd look at Banstead, Tadworth, Epsom, Leatherhead, Dorking area. You could easily commute by car to Croydon. I don't know about public transport that way. I used to go the other direction.

The Surrey Hills have what you are looking for but at a premium.

Ultimately it depends on whether you want to commute by car or bus/train, and how much you are able to spend on accommodation.

Thank you for your reply . Most of the places you have recommended are ideal - 45 min by public transport . Dorking is about an hour commuting . Budget would be around 600-700.000 for a detached/ semidetached house/ end terraced house . I will have a look now at properties now . Thank you

You could look towards Horley and Crawley, they’re not so pretty but are an easy commute.

Brighton, although an extreme for commuting time, might also be a possibility.

May I also suggest you stick around on these boards? We’re an argumentative lot, but there’s a lot of people with a lot of knowledge and experience of moving internationally, etc who will be able to offer help and advice.

There are places which meet your criteria which are much closer to Croydon. Purley, Coulsden, West Wickham, Hayes and Sanderstead for example.

Coulsdon and Hayes both good. Im a fan of banstead, nice area, bit of country, good high street with a few independent shops  Im guessing the schools would be good.
Redhill is an easy commute to Croydon but not nearly as nice as Reigate, which has a good feel to it, with good shops, parks Etc.

But, in my opinion, not such nice places. Obviously this is my personal view on those ares.

I lived in Tadworth for a couple of years and thought it was great. I then moved to a small private estate in Fetcham which was quiet, safe, and very pleasant, but featureless.

I agree about Redhill and Reigate, of the two I much prefer Reigate.

Tadworth is a bit out of the way for commuting by public transport? Not many schools in the area either?
Heading East, Bletchingley and Godstone are both very good areas, but public transport is poor, shops not brilliant, not sure about schools.
Oxted is good. Great area, good shops, ok schools me thinks and you can get trains into Croydon.

hayes to croydon doesn't work by train, though

there is fairly frequent (and 24/7) bus 119

theres croydon trams out to beckenham / elmers end if that direction appeals

I live in Reigate/Redhill borders and driving to Croydon for work is approx 1 hour depending on traffic
Train from Redhill is 15/20 minutes, small bit more from Reigate

I'd look anywhere down the mainline to Brighton between Croydon and Horley potentially (Purley, Coulsdon South, Merstham, Redhill/Reigate, Earlswood, Horley)

Rental prices will be lower than Croydon and house prices also lower if you look to buy.
I've rented in and around Reigate for nearly a decade before finally buying somewhere and Reigate proper will be closer to Croydon prices.

I have some friends from my kids school who moved from Dubai to Dorking but commute to Croydon is a bit crap from there (but rental and house prices lower than Reigate and it is a really nice town)

South Croydon, Purley, Coulsdon, Sanderstead are all very nice and within the fine London Borough of Croydon.

Train to Elmers End then the tram is pretty quick.

oops.

yes, for some reason, i didn't think that the hayes line had an interchange with the trams.

there is also a long term plan to turn the lewisham - hayes bit of south eastern railway in to bakerloo line underground, although i'm aware that there have been plans to extend the bakerloo line south of elephant sloshing around since the 1930s, so i'll believe it when i see it...

Tadworth is a bit out of the way for commuting by public transport?

not that bad really - Tadworth station is on the tattenham corner line which has 4 trains an hour to east croydon in the peak hours. it's also in travelcard zone 6 despite being outside the greater london area

I might argue that there are places even closer than that. . . Well Croydon itself. It's lovely up around Lloyd park way from Addiscombe, plenty of parks and woodland too. These days prices are getting a bit mental though.

Croydon over Dubai any day.

The Wandle trail from West Crodyon station has plenty of you know, "green space" plus a slightly less mad royal family.
