I've found a document that may be useful - "Housing and the Disability Equality Duty - A guide to the Disability Equality Duty and Disability Discrimination Act 2005 for the social housing sector" - it's a fairly hefty document but may have some bits of law you can quote at any nitwits, which may focus minds a bit. <snip>
Thanks for that - a significant proportion of people on this particular estate are disabled, in spite of it not being sheltered housing. DASL is probably the best local contact, when time and energy coincide.
 
Anyone would think these properties are not your homes.

The DDA wont help here.

what you need to do is take a photo of the offending defect.
phone up the totally inadequate call center and keep a record of your call number.
ensure they raise the order and ask to be sent a copy.
wait say 3 weeks for the job not to be done. call again for and up date.
wait to be told that the jobs completed.
write to leader of Council telling them that you have reported this many times and the council has been charged for works not done.

wait 21 days for no answer then slip on the wet floor and make a huge insurance claim for injury ( you have the evidence that you tried but failed to get the matter sorted).
the Council will then take the matter seriously and send out a senior surveyor who will raise the correct order.
wait 21 days for the works not be done.
Get your solicitor to write to Lambeth telling them they are in contempt of court order.

The area officer will then come see you and insist that the correct order has been raised and its the contractor fault but his hands are tied because they don't run the contracts.
Get thousands of pounds in compensation have a nice holiday. come back slip on the same wet floor and start all over again.

I knew a guy who would get a local firm to carry out the works at a fraction of the costs Mears charge and done within 2 days and to a very good standard.

Council tried to sacked him for not using Mears!!

You might be interested to know that Ola, along with the other directors Terry Gallagher and Cedric Boston were/are on 100k a year. That was until last year when they were awarded a 10k pay increase, along with a 10k lump sum in back pay, and increasing their salary to 110k a year. Neil Litherland also got this increase and lump sum and was on far more than this. When he started as a consultant at Lambeth Living he was on £1300 a day. This is while Lambeth Council is making huge cuts to services and staff, and staff have had three years of 0% pay increases, followed by three years of 1% pay increases.

Ola, as mentioned in this thread, left with barely a goodbye. Maybe to join his mate Paul Munday who had left after a nicely paid consultants job with Lambeth Living. Neil Litherland also left far earlier than he had been expected to, and the whole decent homes programme is a mess.

These wage levels and wages increases and lump sums couldn't be justified in any circumstances but it in an age of cuts and while providing a very poor service it is even worse. This is all a matter of public record and would have to be revealed in an FOI.

Lambeth Living has had a carousel of directors, including David Thompson who left suddenly, and his consultant friend David Gillies who also left suddenly, and was another consultant on around £1000 a day. Their "expertise" was to deliver the 10 year, one billion pound repairs contracts which are also a mess. So much so that Mears, who was the contractor for the North had to take over the responsive repairs in the South, because Keepmoat was failing so badly. They also bought out Morrisons, which means Mears is the sole contractor for the whole borough. So not only is the whole contract a mess, but the whole concept of having three contractors compete against each other has turned in to a farce. However David Thompson didn't mind, he got a consultants job at Tower Hamlets Homes and has now got a pay off from there and has gone off in to the sun set.

There are also interesting rumours about a company involved in the decent homes programme which various directors past and present have been linked to. Along with the Newham links.

There is a lot more to Lambeth Living going back in house than meets the eye. The ghosts of Operation Ruby are being mentioned by a few.

The sad part of all this is that some members of staff highlighted their suspicion under the councils whistle blowing charter and were dismissed because of it.
There were a number of contracts let over the past 2 years to companies who did not tender for the work and to appease Mears , Morrsions and Apollo they were given 10% of the contract sum to keep away and say nothing.

when staff questioned this with a guys called Mr Ajarlah hes said that he would sack anyone who challenged this approach.
There was a very competitive correctly tendered 5+ 5 year contract that delivered the Loughborough works. this was around 25% lower than Lambert living but once URH were wound up this contract was effectively determined.
Lambeth living then started using their own contractors who were more expensive and their customer satisfaction levels were significantly lower.

Now I'm no expert but I can not see any logic in their thinking unless, there was something untoward going on.

The specter of operation Ruby has risen and is rife within Lambeth Living.

So lets bring it back in house before the truth is out.

I wonder if any of Lambeth Council read this?

Lambeth Living employed [sorry, but no: ed] who probably makes sure that only members of the click get jobs in key positions.

This guys is a nasty piece of work who will go to any length to ensure staff are demised while looking after his own.

The pay rises for directors for one ( who signed off)

This guys really needs to be investigated.

They do indeed read this, so I would ask you to post up some evidence to support these claims otherwise I will have no choice but to remove them for legal reasons.

On the 9th June at the employment courts Croydon will take place a case where I suggest Councilors and the press should attend and see the evidence given.

When giving themselves the 10k pay rise and 10k lump sum they noted that there could be bad publicity. Sadly the media don't seem to have caught on to this, surely this was of interest to local people? Would someone be able to inform the Brixton Buzz?

Interestingly they also were concerned about the costs of staff getting a pay rise that was in line with inflation because of the costs to "the business". This concern doesn't seem there when lining their own pockets.

just because something is of interest to local people doesn't mean it will be reported: more often than not it will work against it being reported.

do you mean demised as in demise ie dead or do you mean fired?

if the former an investigation overdue.
 
I've just had my upgrade. New kitchen, bathroom and toilet. Nice to have the option of a shower. Really pleased with it. :):) I also had the rewiring. Bloody nightmare that was. No power for 7 hours.
Massive, massive bump but i've been told my kitchen will receive an upgrade. hurrah. Can you tell me how much input you were given in the design? How's the kitchen holding up after a couple of year's use?
my bathroom is not too bad so I won't be getting a new one (just some improved ventilation). The surveyor didn't mention a shower curtain and I've been trying to get someone to put a rail up for me for ages :rolleyes: I'm guessing the since he didn't mention it that I won't be offered one.

We had our kitchen upgraded last year. All went ok. We were given a choice of cupboards and work surfaces. Also cupboard handles. And also colour of paint. They made an appointment to come with samples etc.
Everything seems to be holding up well. And seems to be of a high standard. We had our bathroom done at the same time. All in all I was happy with the outcome.
