Renting accom with an agency

I've been looking ro a room for a little while now due to my current landlord dying and the house about to go on the market.

no suitable rooms have been found so far using the usual sites, no with private landlords anyhow.

I'm thinking of going with an agency, they all seem to have lots of suitable places.

My question is, if anyone can help, is that they mostly require the renter to have an annual income of 30 x the montly rent.

I do have this, but a small part of this income is benefits as I only work 25ish hours a week.

Anyone been in a similar situation or can give any advice please before i start calling them up?
 
Well, I called one in the end, they didn't seem to be bothered, he just said my income, not wages.

Any chance of getting a guarantor?
 
I found a private landlord in the end.

but those in a similar situation in the future. I approached the local housing team at the council.

they offered help in a few ways, the main ways being that they can negotiate on my behalf with agencies/private landlords and they can offer a deposit/ months rent up front and a few other ways too.

so, if anyone gets in a simiar situation, go see your local housing team, private rental team at the council and do it sooner rather than later.
 
Shelter is a great charity who are very good at giving advice and guidance. If I’d seen your thread at the time moody I’d have pointed you in their direction.

I’m glad to know you’ve got it sorted. You had so much stress getting a place in the first place, seems wrong that you had to do it all again so soon

I did go and see shelter, being in sheffield they have a drop-in here.

it turns out that as I am/was a lodger at my current place, I had even less rights that if I was a tenant.

but they did point me towards the council private rental team who were quite helpful as mentioned and even told me which agencies/landlords they have had previous luck with
