Brixton-like places in south London??!

Bizarre question I know as I realise nowhere in London is quite like Brixton.... or like Brixton used to be anyway... After over 12 years of living here and loving it the gentrification has now priced me out of living here as my landlady is selling my flat to developers for a fortune... So my Q is this, does anyone know any other good, interesting areas to live that aren't as expensive? What's West Norwood like, Crystal Palace etc? And of course if anyone knows of a 1/2 bed garden flat in brixton that doesn't cost the earth please let me know!

I think it depends where in Brixton you live now. Brixton Hill is very different to Coldharbour Lane, and so on. I used to live on Brixton Hill, and now live in West Norwood. I love it here, but it's not like Brixton - there's nothing to do here in terms of bars, restaurants, clubs, etc. It's very quiet. There's a nice pub in nearby Tulse Hill, and Brixton and Crystal Palace are short bus rides away.

As you said in your OP, I don't think there's anywhere like Brixton, because it's like a self-contained town really. Maybe the next nearest equivalent town is...I dunno...Tooting? Catford?
 
Large chunks of Loughborough Junction are still what I'd call 'normal' and a bit like central Brixton circa 2002 but what estate agent weasels would probably describe as 'ripe for redevelopment' with a 'burgeoning BTL demand'.
 
Yeh I did look at Loughborough Junction but prices are high... in fact prices are high everywhere within a 3mile radius.. may have to leave London. :(

SE19/20/25 are very cheap compared to anywhere in SW. We moved from a 1 bed flat in Brixton that sold for 365 k (not ours btw), bought a 3 bed house down the hill from Crystal Palace for a good bit less. Rental prices are much lower too.

definitely cheaper but that's changing fast too - even those areas are ALOT now!
 
There's always Crystal Palace if you need "excitement". Or Penge. :D
I think Anerley will be gentrified over the next 5 years, with little artisan food shops and suchlike. It will just come spilling down the hill from Crystal Palace.

There is already a posh new Skunkworks shop for 'lifestyle accessories' half way down the hill and at least one semi-derelict pub is scheduled for gastro status. At the moment, though, it is quite snoozy and backwater.

I think it's on the right as you go down the hill. At least that's what my friend who lives in Anerley (which we amusingly mispronounce as 'anally') told me.

Paxton Arms? There's a planning application in to convert it to flats.
